Developers eye SR 776 for mixed-use project

ENGLEWOOD — Brian Lichterman and Ron Sivitz were looking for consensus for a mixeduse development project along Old Englewood Road and State Road 776 at Thursday afternoon’s Englewood Community Redevelopment Agency Advisory Committee meeting.

Although the advisory committee could take no official action, the developers were pleased with the board’s feedback.

“I think we got an extremely positive response,” said Lichterman, owner of Vision Planning & Design and a former senior planner with Sarasota County. “This was an important phase.”

The plan Lichterman and Sivitz proposed was a series of buildings that will house offices, one-story duplexes and banks.

“The (duplexes) will be no more than a two-bedroom and two-bathroom,” said Sivitz, who is the CEO of Sivitz Innovative Designs in Sarasota. “Each unit will be around 1,216 to 1,300 square feet.”

Lichterman and Sivitz said they are exploring and gauging community reaction before moving forward with development. Prior to the current format, they wanted to incorporate retail stores and multifamily homes into the proposed development. But local reaction nixed those plans about five years ago.    Lichterman said they had to go through two rezonings.

“The market is hot right now,” Sivitz said.

Lichterman said it may take eight months to get through the Sarasota County approval process for the project.
